From June until September:
We only rent weekly.
Arrival on Sunday from 13h. Departure on Saturday before 11h.

From October until December (with the exception of the Christmas holidays):
You can freely choose the check-in and check-out date with a minimum stay of 3 nights.
Arrival from 16h (Monday until Saturday) or 13h (Sunday). Departure before 11h.

Christmas holiday (December 21 until January 3):
We only rent weekly.
Arrival on Sunday from 13h. Departure on Saturday before 11h.

Arrival
Before arriving we will ask you to estimate your time of arrival to ensure a smooth arrival. We will welcome you between 13h and 20h. In case of a delayed arrival, please kindly notify us so we can provide you with the information necessary to enter the property.
It is not possible to access the property early or to store your luggage.

Departure
We will personally come to say goodbye and assist you where needed to ensure a smooth departure.
In case you are not ready to check-out at 11h we will charge you an additional fee of €50 per hour.

Pricing

The booking price is communicated in Euros and include VAT and fees for bed linen, towels, cleaning service, foods and drinks provided within the house. We will ask you to pay a tourist tax on-site at the end of your stay.

Payment

You will receive an invoice at the time of reservation with a first deposit of 25% of the total amount of your stay. You will receive a second invoice one month before the date of arrival to transfer the remaining amount. Upon request we can invoice you the full amount at the time of reservation. These invoices will be required to be paid by bank transfer only.
If we have not received the total amount of your stay the moment of arrival, we cannot grant you access.

Reservation

Your reservation is only confirmed after we have received the first deposit. This deposit is due to be paid within fourteen days after receiving the invoice. When done, you will receive a booking confirmation. In case of exceeding this period of fourteen days you will receive a reminder. Your deposit payment period will be extended by seven days. In case of exceeding this seven days period, your stay will be automatically cancelled without charge.

The remaining amount will be invoiced to you thirty days before your arrival (or earlier upon request). This amount is due to be paid within fourteen days after receiving the invoice. In case of exceeding this period of fourteen days you will receive a reminder. Your payment period will be extended by seven days. In case of exceeding this seven days period, your stay will be automatically cancelled. Without contact and a valid cancellation reason, the already paid deposit of 25% will be charged to you.

In case of last minute bookings (less than thirty days before arrival), the total amount will be charged at the moment of reservation. This is due to be paid within a fourteen days period after receiving the invoice. In case of exceeding this fourteen days period, your stay will be automatically cancelled.

Guarantee

We ask you to pay a guarantee of €500 before arriving. This amount will be refunded at the end of your stay unless damage is found. A price list of furniture, etc. … is available in each house. In case of damage to furniture, we will charge you the price of the item. In case of damage to the structure of the house, we will charge you the repair costs. These costs will be deducted from your deposit.

Cancellation Policy

Free cancellation
Cancel without charges and with complete refund up to one month before arriving.
Cancel without charges and with complete refund in case of force majeure.

75% refundable cancellation
Cancel up to two weeks before arrival and be refunded for 75% of the total amount.
In case your cancellation is booked by another guest, you will be refunded for 100% of the total stay amount.

50% refundable cancellation
Cancel up to one week before arrival and be refunded for 50% of the total amount.
In case your cancellation is booked by another guest, you will be refunded for 100% of the total stay amount.

One night penalty
Cancel between seven days and the moment of arrival with the charge of one night in case of a valid and unforeseen reason such as illness or accident. In this case you must provide us with proof within thirty days. If you cannot provide proof, the full stay amount will be charged.

No refund
In case of cancelation within the week of arrival, you will be charged for 100% of the total amount of your stay.
In case of a no-show, you will be charged for 100% of the total amount of your stay.
In case of early departure, you will be charged for the total amount of your stay with the exceptions of force majeure or a valid and unforeseen reason such as illness or accident. In the event of this exception, only the amount corresponding to the actual stay will be charged.

Cancellation by us
In case the booking is cancelled by us due to force majeure or a valid and unforeseen reason such as illness or accident, you will be completely refunded, without any damages paid to you.

House rules

By booking, you agree to respect the accommodation, the owners, the staff and the guests. Every guest is expected to behave according to our house rules. These are available in every house in Dutch, English and French. Thank you for reading these thoroughly. In case of disrespectful behavior and neglecting our house rules, you will be addressed. In case of persistent disrespectful behavior, you will be asked to leave the domain immediately without refund.

Pets

We do not allow pets on the property. A fine of €250 will be imposed if you bring a pet.

Children

All time supervision by an adult is mandatory in case of young children. It is forbidden for children under the age of 16 to be near the swimming pool unsupervised by an adult.
It is recommended to communicate the age of your children so that we can make the necessary adjustments and take the best preparation for you and your child.
We have the ability to add one child to the capacity of house 2: Côté Apéro. This is only possible on request. We will charge an additional €100 to the amount of your stay.

Non-Smoking Policy

It is not allowed to smoke inside the houses. In case of smoking inside, a fine of €250 will be imposed. Outdoors we provide you with an ashtray. In case of smoking, please be respectful towards the non-smokers.

Privacy

At the time of booking, you will be asked to share personal information. This information serves for internal purposes only. Our website and booking platform uses Squarespace and Gmail. Your booking data will be sub-processed using these two services, but neither we nor our sub-processors share your information with any third parties.
Your name can be used for a personal approach during your stay and a more personalized service in the future. Your email address can be used to respond to your requests and, in case of consent, to keep your informed about our offers and services. Your address can be used for billing purposes. Your telephone number can be used to contact you if it is necessary to inform you before, during and after your stay.
